Pelican Hill villas are defined as Turkey's largest villa project, spread over a vast area of 2000 acres in four phases and consisting of a total of 713 villas. This massive project, with a total cost of 1 billion dollars, draws attention not only for its size but also for its mesmerizing lake view. At Pelican Hill, the grandeur of California architecture meets the warm lines of the Mediterranean in elegant harmony. Located in Büyükçekmece, Istanbul, where the sea meets the lake, different types and sizes of villas are situated. The conceptual architectural design of the project is signed by Robert F. Tyler from RNM Architects in California, while the landscape project was undertaken by Italian architect Paolo Spaziani. The villas are delivered as completed exterior shells, with the interiors shaped according to the owners' tastes.

The B.K.A. House, located in the first phase of this unique project, is a three-story villa built on a 3000 square meter plot with a total net usable area of 1200 square meters, entirely designed according to the lifestyles of its users.

The entrance level of the structure features a spacious gallery hall, an elegant dining room, a kitchen that can also be used as a living room, a guest suite, and an office. Overlooking the gallery hall from above, the first floor includes two children's rooms as well as a guest room. On the west facade, there is a spacious master suite of 90 square meters, serving as a haven that offers both comfort and privacy.

The garden level is designed as the hub of daily living. This level features a spacious living room accompanied by a kitchen, a guest suite, and a cinema room, while the spa area located on the west facade is one of the home's most privileged sections. Equipped with a Turkish bath, sauna, a large gym, and a jacuzzi, this area also includes an indoor heated pool, creating an atmosphere reminiscent of a boutique spa hotel. The transparent structure and Eastern-inspired design integrate with the garden, transforming this spa area into a sanctuary that offers a unique user experience.

The annex section is designed in a 1+1 house style, offering independent usage while still being connected to all service units.

In the garden, the existing pool has been expanded and supported with cooling pools, proportionate to the villa's grandeur. This area, integrated with the landscape design, aims to transform every moment into a peaceful experience.

The decoration of the villa combines the elegant and aristocratic lines of 18th-century French architecture with modern decor principles. This design approach, which merges the grandeur of the past with the simple yet sophisticated touches of today, presents a distinct delicacy and elegance in every corner. The natural materials used create a sense of warmth and authenticity that permeates the spirit of the space. Solid woods, marble details, and delicately crafted embellishments adorn the space with a timeless identity, while modern lines balance this historical texture, achieving a harmony that challenges time.

The richness and depth hidden in the details of French style narrate a different story in each room of the villa, while the clear and serene nature of contemporary decor presents this grandeur without excess. High ceilings, large windows, and spacious living areas make the villa both enchanting and soothing, with the natural stones, wooden finishes, and soft color palettes used throughout the space evoking a sense of living in harmony with nature.
